Fire doors aren't optional β they're life safety code. Here's what inspectors check for and how to stay compliant.
Fire-rated door assemblies exist for one purpose: to contain fire and smoke long enough for building occupants to evacuate safely. They're required by the International Building Code and Florida Building Code in any location where fire separation is required between occupancies or fire compartments β which includes most commercial buildings, multi-family residential properties, and healthcare facilities in the Tampa Bay area.
Unlike some code requirements that are easy to defer, fire door compliance is actively enforced during fire marshal inspections β and violations can result in immediate occupancy restrictions. Here's what you need to know.
A fire-rated door assembly is a tested, labeled system β not just a heavy door. The assembly includes the door leaf, frame, hardware, glazing (if any), and the installation method. Key elements:
The most common fire door violation we see in Tampa Bay commercial buildings: fire doors propped open with door wedges, trash cans, or boxes. This is a code violation that fire marshals cite immediately. If occupants are propping fire doors because they're inconvenient to operate, the problem is the hardware β not the employees. We can install hold-open devices that release automatically on fire alarm activation, which is fully compliant.
NFPA 80 (Standard for Fire Doors and Other Opening Protectives) requires annual inspection and functional testing of all fire door assemblies. The inspection must be performed by a "qualified person" and documented in writing. What gets checked:
Fire marshal inspection findings are documented and require correction within a specified timeframe β typically 30 days for non-immediate-hazard items. Immediate hazards (a fire door that doesn't close at all, for example) may require same-day correction. Buildings with outstanding violations can be cited, fined, and in severe cases subjected to occupancy restrictions until corrections are made.
Tampa Door & Access performs NFPA 80-compliant annual fire door inspections throughout the Tampa Bay area. We provide written inspection reports suitable for compliance documentation and can schedule repairs for any deficiencies found during the inspection β often completing both in a single visit.
